Mount Pleasant estate to have 6,000 HDB flats, up from 5,000 previously announced

Four Build-to-Order (BTO) ventures are planned for the upcoming Mount Pleasant estate, which are going to generate around 6,000 new condos upon completion. This is 1,000 greater than the 5,000 units previously announced for the 33ha site, HDB says in a Sept 2 announcement.

Presented by the brand-new Mount Pleasant MRT Stop on the Thomson-East Coast Line, Mount Pleasant will be a car-lite estate and include Transit Priority Corridors with dedicated bus lanes, wider foot pathways and biking paths. New roadways, consisting of a major thoroughfare called “Old Police Academy Road”, will also be created to enhance ease of access. There will even be a sheltered pedestrian thoroughfare that links the numerous precincts in Mount Pleasant, HDB states.

Mount Pleasant’s distance to Toa Payoh will also factor into need and prices. “The project may be a Prime BTO as resale flat prices in Toa Payoh are fairly high and the mature estate has among the highest numbers of million-dollar resale condos,” Lee adds. Prime apartments are subject to tighter guidelines, such as a 10-year minimum occupation duration and a subsidy clawback.

HDB says the “white flat” layout will be offered at Mount Pleasant Crest. Flat clients can choose the open-concept layout, that offers a contiguous living and bedroom space without dividers walls, when they are welcomed to book a flat.

The Mount Pleasant estate rests on the site of the Old Police Academy (OPA), close to the Thomson Flyover off the Pan Island Expressway. The OPA was run as the training institute for the Singapore Police Force (SPF) up until 2005.

The very first BTO project in the Mount Pleasant estate will be launched as part of the October 2025 BTO exercise. Named Mount Pleasant Crest, it is going to give around 1,350 units of two-room flexi to four-room flats. There will even be 270 units of public rental apartments.

Six buildings, which HDB claims were “recognized as one of the most significant representations of police heritage”, have been saved and will be incorporated right into the brand-new estate. 4 blocks are going to be repurposed for alternate purposes like a neighbourhood authorities post and SPF Heritage Gallery. One block will continue to act as the Senior Law Enforcement Officer’ Mess, while another will be integrated into future property developments. Furthermore, the former OPA parade square will be preserved as public space for community use.

Lee Sze Teck, leading director of data analytics at Hiuttons Asia, thinks the Mount Pleasant Crest project that will be launched for sale in October will attract solid attention, as a result of its area near Mount Pleasant MRT Station and schools like CHIJ Primary Toa Payoh and Singapore Chinese Girls’ School.

According to HDB, the expanded supply adheres to “more detailed planning studies” and will help to meet good property necessity.

This will be the second BTO project to offer the white flat layout, after the Crawford Heights BTO project, which released last October. According to HDB, around four in 10 flat purchasers went with the style at that project.
