Sunway Property launches Sunway Majestic with 70% of buyers from Malaysia, 30% from Singapore
Sunway Property has launched Sunway Majestic, its very first development in Johor Bahru City Centre (JBCC) and the city center’s first SOHO flats. With estate tenure, a location just 3 km from the upcoming Johor Bahru– Singapore Rapid Transit System (RTS) Link, and alongside Sunway Commercial Square, the property is logically placed for both own-stay customers looking for city-centre advantage and clients aiming to record cross-border leasing requirement.
According to a private research by Milieu, selected by Master Community Developer Sunway Property (June 2025) to evaluate Singaporeans’ interest in Johor properties, nearly half (48%) of evaluated real estate applicants are considering Johor Bahru for their next acquisition– 83% of whom currently own property in Singapore.
Sunway Majestic is also section of Sunway Property’s The BIG Deal campaign, including 16 Signature Projects and New Launches across Klang Valley, Johor, Ipoh, and Penang. Running from now up until Nov, the campaign provides RM10 million in revenue benefits, together with exclusive packages and buyer motivations.
Sunway Majestic marks Sunway Property’s first development in JBCC and the city centre’s very first SOHO apartments. Sunway Majestic has 1- to 3-bedroom SOHO units starting off at RM400,000, with the choice to customise under Sunway Property’s special Design to Own idea. This price point sits well just within the selection sought by 72% of reviewed buyers (RM1 million and listed below), the Sunway press release says.
The property development features multi-tiered security systems. Connectivity is improved through a dedicated shuttle services to the RTS, a pathway link to Hutan Bandar, and access to bordering shopping malls, schools, and medical care facilities. It is adjacent to Sunway Commercial Square, a retail hub for shopping and dining to be taken care of by Sunway Malls.
Johor is benefitting from major policy and facilities catalysts. The Johor– Singapore Special Economic Zone (JS-SEZ), formalised earlier this year, is assumed to draw in substantial investment and business circulations. Meanwhile, the RTS Link, linking Bukit Chagar (JB) to Woodlands (Singapore) by late 2026, will trim cross-border travel to just 6 minutes.
Investors to day show Johor Bahru’s cross-border profile, with 30% Singaporeans and 70% Malaysians (of which 60% work in Singapore). Acquisitions are mainly for own stay (70%), with 30% for investment.
” Homebuyers here are critical and assume long-term,” said Gerard Soosay, Sunway Property Ceo (Southern Region). “Johor Bahru’s appeal is genuine, yet assumptions are higher: neighborhoods should be risk-free, linked, and adaptable to cross-border lifestyles. That is the standard we are building in the direction of. Our duty as Malaysia’s Master Community Developer is to meet this evolving landscape with a long-term sight, co-investing in the areas we build and remaining true to our assurance of being With You For Generations.”
