Potential BTO at Kallang Basin Swimming Complex, St Wilfred Sport Centre sites likely to be Plus flats: ERA Singapore
The Kallang Basin Swimming Facility site is throughout walking distance of Geylang Bahru MRT Station and the Geylang Bahru Market and Food Center. Lim assumes that near future Build-to-Order (BTO) projects at the place could be marked as Plus flats due to their distance to town and features. Plus apartments have tighter resale restrictions compared to Standard category apartments, including a longer minimal occupation era of 10 years and constraints on renting out the flat.
He predicts the future BTO task at the site can feature a mix of 2- to four-room apartments. “The close-by sites have a plot ratio of 2.8, and assuming a similar plot ratio, we may see some high-rise BTO apartments, possibly as much as 36 storeys,” he adds.
On the other hand, the St Wilfred Sport Center is a 10-minute stroll from Boon Keng MRT Station. It rises near St George’s Road, where a lot of the existing HDB apartments date back to the 1980s, according to Lim.
