Tourism recovery pushes Orchard Road retail rents up 2.3% y-o-y in 4Q2024: Savills
Islandwide openings for retail spaces continued to reduce, falling from 6.5% in 4Q2023 to 6.2% in 4Q2024– the lowest in one decade.
Rental growth for shopping malls in the Orchard area is predicted to get to the upper bound of the 1% to 2% range in 2025, while suburban rental development is anticipated to come in the lower end because of sluggish residential spending, says Cheong.
Furthermore, openings for retail space in the Orchard Planning Area and the Rest of Central Area fell to a rock bottom in the last 5 to six years on the back of enhanced take-up and tight supply. “The higher need in the Downtown Core and Orchard Planning Area might be steered by the arriving of brand-new international labels as the tourism resurrection reinforced sellers’ esteem,” mentions the Savills’ statement.
In general, retail lease throughout all regions recorded good net need in 2024, with the Downtown Core Planning Area exceeding the rest. Net absorption for 2024 achieved the highest level in the last decade, at more than 1.2 million sq ft, up from the three-year historical yearly average of 958,000 sq ft.
According to Savills Singapore, this remains in business with URA’s rental index records, which observed rents in the main location increasing at a much faster level of 1.0% y-o-y in 4Q2024. On the other hand, rents in the edge area slipped by 1.0% y-o-y for the same duration.
He adds in: “Nonetheless, the general retail sales effectiveness remains unclear as consumers change their spending habits and behaviors. Coupled with limited prime retail supply in the near term, sustained leasing need in tourist locations and prime-facing places are anticipated to proceed generating prime retail leas.”
Recovery in incoming travelers has steered demand for retail place in tourist spots, according to a report by Savills Singapore. Rents of Orchard area malls traced by the consultancy documented a 2.3% y-o-y rise last quarter, whilst suburban area shopping malls declined somewhat by 0.1% y-o-y around the exact same duration.
Looking forward, tourist recovery is expected to continue in 2025 with 17 million to 18.5 million anticipated traveler arrivings complying with a pipeline of recreation and Mice activities, says Alan Cheong, executive manager of research and consultancy at Savills Singapore.
He thinks that increasing outgoing holiday in the year to come might additionally dilute consumption spend in Singapore, especially in the suburban areas.
